The Lydell Corporate Center was originally an arena for showing horses and then a factory. It was known as the Oster Building on Milwaukee's north side had stood vacant for seven years. Mallory Properties acquired the 270,000 square foot structure and converted to it to prime office space. “There's great economic value in having that building utilized when you consider the residual business for area shops, restaurants and auxiliary services." Commented one city official.

Mallory Properties successfully negotiated a $22 million transaction in federal bankruptcy court to acquire the former Beloit Corporation,a bankrupt papermaking machinery division of Harnischfeger Industries. Within three months of the purchase, Mallory conducted what headlines proclaimed the "largest industrial sale in the world" to liquidate Beloit Corporation's equipment assets. The combined real estate parcels in Wisconsin and Illinois added 240 acres and 1.2 million square feet of commercial and industrial space to Mallory's portfolio. Proximity to both rail and interstate highway systems combined with convenient loading docks and overhead cranes make the sites especially well suited for use as distribution centers.

Milwaukee Gas Light Co. originally owned this 22,000 square foot structure that is now home to a year-round skate park. A young entrepreneur, with the support of Frank Giuffre, President of Mallory Properties, was able to secure funding and even get a Milwaukee county Grant to build the park.
